Cooling is not the same as running healthily. A clogged filter and a dirty coil burn more electricity for the same cold air. A blocked condensate line sends water down the inside of your wall — that, not the unit itself, is the expensive damage. And when gas runs low the unit still blows, but the compressor labours and eventually burns out. Servicing exists to catch those three in time, not to make the unit cold.

No. An air conditioner is a sealed circuit and does not consume gas in normal operation. If your gas is low, there is a leak somewhere. In that case we look for the leak rather than topping it up and driving away. Anyone who refills your gas every year without ever looking for the leak is selling you the same gas over and over.

Almost always damp and mould inside the indoor unit. It happens most in empty properties that sat all winter without the unit ever running: the coil and blower wheel stay damp, and the smell is pushed into the room the first time it starts. A surface filter clean will not fix it — the coil and blower wheel have to be cleaned with an antibacterial treatment.

For a normally used home, once a year before summer is enough. Close to the coast, and where the unit runs all summer, we also suggest a mid-season check of the drain line. If someone is trying to sell you more than that, be careful.

Yes. We either hold the key or arrange access with someone local. You get a photo report on WhatsApp showing what was done to each unit and the cooling temperature it measured. If you are on the Property Care plan this simply goes into your annual schedule.

Both. AC servicing is the routine clean and check; AC repair is what happens when something has actually failed — a fan motor, a capacitor, a control board or a leak in the circuit. We find the fault first and send you a written quote before any part is ordered. If a gas refill is needed we locate the leak first: a regas on its own only buys you another season.
